The ongoing growth in tourism ensures many people who invest in tourism properties are new to the industry. Accordingly there are many questions that arise which need to be answered before committing to a significant investment.

Coffeys can only succeed if we provide new investors with all of the information and assistance necessary to enable them to make informed decisions. It is our commitment to our clients, to the industry and to our future. We know that one day every owner will sell, and our business success to date has been built through having clients return to us satisfied with the service we provided when they first purchased.

What type of property is of interest?

The property you seek at the price at which you wish to invest may not be available at the time of inquiry. This is not unusual and we invite you to register your requirements with us. Our systems ensure you will be contacted as soon as something meeting your criteria comes onto the market. Use this site to contact us, or telephone Coffeys to discuss your requirements.

Leasehold or Freehold?

An important decision to make is often whether you intend to seek a leasehold or freehold property. We find that most of our initial enquiries have naturally a preference for freehold, which is understandable. It is important to understand the implications of the different methods of purchase and the returns offered by each. We have prepared an article which we trust you will find useful. This discusses some general guidelines relevant to the returns and financing of leasehold and freehold motel property. (See “Financial Returns”)

To help you, we should know

Coffeys are keen to assist you to find the right property or business and to do that most effectively among other straightforward matters such as contact details, it helps if we know –

  • The purpose of your investment.

  • The level of equity available to invest, before borrowing. (This is important because different options will support different levels of borrowing)

  • Timing.

  • Preferred location and property type, including personal accommodation requirements (family, etc).

Operating Matters

Coffeys provide obligation free advice and information of a general nature, including matters such as leases, rentals, operational overheads, tax issues, valuations and market trends.

New Developments/Other Proposals

We can advise on development proposals (and other proposals you may be considering, provided no conflict of interest exists) on a fee basis, and guide you when specialist advice is necessary.

Professional Advice

Coffeys recommend clients seek professional advice in specialist areas such as property and commercial law, accountancy and finance. Our experience is that the best advice is available from professional advisers who have specific expertise in the sale and purchase of tourism property. We are happy to recommend independent advisers who can assist you in this respect.
