Big Pub. Big Turnover. Big Potential.

Waimate
Reference: 1788
Hotel
Land, Buildings and Business $995,000 plus Stock at Valuation

This property has everything going for it. It has public and lounge bars, kitchen and dining area, huge beer garden, large bottle store, TAB outlet and Poker machines. The last three years have produced a good and increasing bottom line.

There is the potential to go even further for new owners who are willing to drive this property to its full potential. Total refurbishment of the kitchen and restaurant and the employment of a very good chef is already showing the potential that this property has. There is some work to do, but the income is there to do it.

The whole first floor of this building is used for the owners' accommodation and consists of five large bedrooms, large lounge and kitchen & bathroom facilities. There is potential to divide and add an extra bathroom to house a manager or relieving staff, to avoid having to share your own accommodation.

Waimate is about 30 minutes away from both Timaru and Oamaru. There is a proposed plan for new irrigation by Meridian Energy, which will require large numbers of workers to carry out proposed work on the nearby Waitaki River. The implications of this for the town would be increased clientele for a lengthy period.

The current owner wishes to retire. He is operating it on his own so there are wage savings to be made for an operating couple. A great opportunity for some new blood to come into this business and push it to higher levels.

Inky Stove

Inky joined Coffeys after spending over 20 years in the hospitality industry. The first five years were managing a group of four hotels and the last 15 successfully running his own hotel, where he was the longest standing publican in a hotel that was first opened in 1867.

Many changes in regulations in this industry has required lateral thinking and creative actions to stay competitive.  It is this philosophy that Inky brings to Coffeys along with outstanding service to his clients, which has been the cornerstone of his success in the industry.

Inky and his wife Paulette have raised two sons and two daughters and have six grandchildren.  His leisure activities include rugby, cricket and golf, as well as family and friends.
